It is possible to buy a home without the services of a real estate agent. There are many homebuyers and sellers alike who are wary of hiring an agent, but that is due to dishonest practices common among only a percentage of agents.
Many agents want to either give their clients the best service because they do care about their clients or want to take good care of their own reputation in the business, or both. Before thinking about getting a home loan in Utah on your own, consider the risks you run by not having an agent represent you.
Negotiation falls entirely on your inexperienced shoulders
You may have bought a home before, but prices and circumstances often change for every home. This is not something you can truly compare to negotiating for a used car because with a home, the risks are higher and whatever you failed to see may cost a ton of money to fix.
Disclosures may be hard to spot
The seller may not be as forthcoming with disclosures, which you are entitled by law to receive if there is no agent representing you. You may sign an agreement, thinking it is disclosure. An agent will know exactly what you are signing.
Without one, you might learn later how you have been cheated and have no recourse to correct it.
You may not be able to protect yourself after the sale
You should have a way to cancel the contract if you find out later that the deal is not fair. The cancellation should not put your deposit at risk. You also need a title insurance policy, paid by either you or the seller.
With an agent, you do not have to worry about not getting these or forgetting a few aspects that may be important.
